Tips on Packing Your Belongings When Moving to a New Home

You might be tired of living in your current home or you moving to a new city. You are excited about moving to a new place and meeting new people. Before you decide to move to a particular area, you have to have a house to settle in. To buy a house, you first need to be aware of the real estate laws that operate in that location. States and cities might have different laws. For instance, New Hampshire real estate laws might be different from Vermont real estate laws. When you are done with that, then you can think about moving to a new home.

Packing all your belongings and moving to a new home seems to be an exciting thing to do especially if plan to hire people to box your stuff. If not planned accordingly, this can lead to a chaos when you are unpacking. Following tips will guide you on packing your belongings in an intelligent way:

• First of all, keep away everything which you will need until the last moment. These items need to be packed just one day before you are moving. These items will include cleaning supplies, pet food, bedding and some basic utensils in your kitchen.

• Make a list of everything you are going to pack. It is better to categorize stuff into different groups. You can either categorize it according to the material or the room to which they belong. For example, you can have a category of glassware, plastic ware or wooden items, or you can categorize the stuff according to kitchenware, bathroom stuff, garage ware etc. Keep this list safe with you as this will help you out a great deal when you are unpacking.

• For large appliances like refrigerator, television, computer and etc, it is better to enclose them in their original cartons with their original packing materials. This will help them to keep in place and will cause minimal damage to the appliances.

• For fragile items, use newspaper or other packing materials. On this carton, mention clearly that the contents are fragile and should be handled with care.

• When you are packing books, use small boxes for them. Books, when stacked together, can be quite heavy to lift. Thus, small boxes will mean a lesser number of books per box and this will be easier to lift.

• Do not fold the carpets and rugs as they will require more space. Instead, roll them in cylinders and tie them securely. Make sure that you tie them properly so that they do not open up while loading and unloading. The cylinders will make sure that they fit even in the least place available and leave room for other items.

• Label the boxes as soon as you pack each one. Also, you should label more than on one side. Make the label clear and also mention the contents and the room to which it belongs.

• There are a lot of things that you are likely to forget. These may include spare keys, mails, phone numbers and contact addresses. Make sure you keep them. Lastly, when you have moved everything, take a last look to ensure you have not missed out anything.

If you are a connoisseur of fine wine then you know the effects of different areas on the quality of the wine. The knowledgeable wine connoisseur also knows the procedures of wine tasting and what to look for in each tasting.

Of course, when tasting wine one prime concern is in the blind tasting process. Blind taste test is simply a taste from an unlabeled source. Knowing the maker of a particular wine can influence ones true test. With no label there is no past experience to base a taste on.

The temperature of the wine is also of importance in the taste test. For the test the wine should be served at a temperature of between 60 and 64 degrees. Of course, there are a few exceptions to the rule.

At that temperature the flavors and aroma are more distinct and can be judged in a standardized way. Even the glassware is important in wine tasting. The ideal glassware should be wide at the bottom with a narrower top. The shape of the glassware allows one to swirl the wine and has a larger surface for detecting the color.

Some of the wineries to be visited are the Fess Parker Winery in California and the 720 Wine Cellars in the Oregon area.

When you start planning your next vacation consider a trip through your own wine country. The enjoyment if a wine tasting vacation is not only in the wine. It is also in the sights and adventures along the way.

What No Money Down Loans Are Available in Texas?

There are 3 solid programs available for prospective home buyers seeking 100% financing for a primary residence and I will explain them in plain English for you. I will give you the basic requirements as well as the pros and cons for each. Don't worry; there will be no quiz at the end of this article.

FHA/TDHCA - The first and most common method is a combination of a standard FHA loan which requires a down payment of 3.5% and down payment assistance funds of up to 4% of the sales price that is offered through the Texas Department of Housing and Community Affairs (TDHCA). This is typically the easiest scenario to qualify for because FHA guidelines are the most lenient for borrowers with less than perfect credit. Typically if a buyer has a 620 middle credit score or higher and no new collections, charge offs or late pays filed in the last 12 months they have a very good chance at getting approved. TDHCA will assist with up to 4% of the sales price that can be utilized for down payment and/or closing costs. They do have their own approval process, income & loan amount guidelines and must review the complete loan package prior to disbursement of funds. There is a limited amount of funds available for this program so the TDHCA is typically inundated with applications that may or may not be approved. Because of this, average closings when utilizing this program can be on average 45 to 60 days depending on volume and market conditions.

Pros: Great for less than perfect credit, no geographic restrictions, most common program so majority of lenders are familiar with closing them, no pre-pay penalty
Cons: 2 different approval processes, income restrictions apply (can't make too much money), requires mortgage insurance, take longer to close, funds not always available, some pre-pay/recapture restrictions apply

VA loan (Veteran's Administration) - The second most common type of no money down program is the VA loan. The application process for VA financing is no different from any other type of loan. In fact, the VA application form is the same as that used for HUD/FHA and conventional loans. It is similar to FHA in which it is a government backed loan but is for current or previous members of the Armed forces only. It is one loan for 100% of the contract sales price and has no monthly mortgage insurance premium payment. Like FHA this loan typically requires the buyer have at least a 580 middle credit score or higher and no new collections, charge offs or late pays filed in the last 12 months. The rates are competitive and closely mirror standard FHA rates. Aside from the credit requirements the borrower must have a Certificate of Eligibility and form DD-214. The one quirk on this program that can at times throw off the process is that VA has their own appraisal ordering system. That means your lender does not order the appraisal so it can be hard to gauge estimated value and delivery times. This however can be addressed by having your realtor provide you with a detailed Competitive Market Analysis before securing a property under contract.

Pros: Great for less than perfect credit, no geographic restrictions, no mortgage insurance payment, competitive rates, lower closing costs, may be assumable, graduated payment available under some conditions

Cons: For veterans only, appraisal process can be unpredictable, primary residence only

USDA (RD) - The third option is one of the least known programs on the market and may be the best if buyers fit the criteria. The United States Department of Agriculture has a Rural Housing Service that helps provide adequate housing for families in rural development areas. Rural development areas do not always mean hundreds of miles out of town but usually just outside the city limits where the population begins to taper off. Like FHA and VA this is a government backed loan and not directly funded through these government agencies. This moderate income loan program is for the purchase of a primary residence and can be a single family home, town home or condo; no manufactured homes. It is a true no money down program with one lien only, that is actually calculated up to 102% of the appraised value of the property and not the sales price. This is helpful in cases where the seller does not want to or cannot pay any closing costs; those fees can be rolled into the loan as long as the loan amount does not exceed 102% of the appraised value. There is no mortgage insurance required, no max in seller concessions, no reserve requirements, not limited to firs time home buyers and rates are competitive with FHA & VA. Buyers need to have at least a 620 or higher middle credit score, no unpaid collections, charge offs, tax liens or judgments and no late payments over 30+ days in the last 12 months.

Pros: One lien, no mortgage insurance, no cap in seller concessions, roll in closing costs as needed, max loan amount based on appraised value, no pre-pay penalty, no recapture conditions, competitive rates

Cons: Geographic & income restrictions apply, not as lenient with previous derogatory credit, income restrictions (can't make too much money)

"If you are looking for a quiet home just outside of town and have been relatively careful with your credit this is definitely the way to go."

As I mentioned this is just a real basic description of the 3 no money down loan programs available to prospective home buyers. They each have their own respective qualifying procedures and requirements so please consult with a qualified lender for complete details and quotes.

Led Zeppelin - Creators of Heavy Metal

The 70s and 80s was an era of and the introduction of Heavy Metal. One of the leading bands who helped introduce and make heavy metal popular was Led Zeppelin.

Led Zeppelin was an English rock band formed in 1968 by Jimmy Page, Robert Plant, John Paul Jones and John Bonham. Prior to being labeled Led Zeppelin, the group came together as "The Yardbirds" a band that Eric Clapton once played lead guitar for. After Clapton left, the band later reformed under a new name, came to America and before long sold over 200 million albums worldwide including 111.5 million certified units in the United States. The band Led Zeppelin also ranked #1 on VH1's 100 Greatest Artists of Hard Rock. Led Zeppelin released their first album in 1969 during their first U.S. tour. The album was considered a nice blend of blues, folk and eastern influences.

They were also described as the heaviest band of all time by Rolling Stone. Many even suggest that Led Zeppelin's album "Led Zeppelin II" wrote the blueprint for heavy metal bands. The title and genre assigned to Led Zeppelin of heavy metal had Plant concerned who at the time was afraid it would typecast the group. Plant said it was unfair for Led Zeppelin to be labeled heavy metal as a third of their music was acoustic. Then, as now, the definition of heavy metal was music that has its roots in blues-rock and/or psychedelic rock. It is also characterized by amplified distortion, extended guitar solos and lyrics associated with masculinity and machismo.

While the label "Led Zeppelin II" gave the band its heavy metal genre, "Led Zeppelin IV" showed off the band's unique talents. The album included songs such as "Black Dog, "Going to California", and "Rock and Roll." The album proved to be the band's best selling history thanks mostly to the track "Stairway To Heaven".

Stairway to Heaven, the most requested song by the band, was played at every tour from its release in 1971. The song was voted number three in 2000 by VH1 on its list of 100 Greatest Rock Songs.

The song was also considered controversial as some Christian evangelists suggested that it had hidden messages in the song that were masked. The technique, they said, was called backward masking and hid messages about Satanism. Some stated that in the section of the song where lyrics say "If there's a bustle in your hedgegrow, don't be alarmed now", if played backward stated "Here's to my sweet Satan" and "I sing because I live with Satan". The band ignored such claims stating that their 'turntables only play in one direction, forward, and that it would be a silly waste of time to record something like this.

What was Led Zeppelin's biggest musical influence when first getting started that made them such a success? Certainly all the talent of Bonham, Jones, Page and Plant didn't hurt. Some state that with Page's layered guitar work, Plant's upper-timber vocals, Jones' melodic bass playing and keyboard work along with Bonham's thunderous drumming created alchemy, how could they go wrong.

It was after the death of drummer John Bonham that the group disbanded in the early 1980s. Robert Plant went on to launch his solo career and Jimmy Page formed "The Firm with former Bad Company singer Paul Rodgers. John Paul Jones began producing, arranging and scoring music.

The group did rejoin in 2007 for a concert in London. Surviving members along with deceased drummer John Bonham's son Jason performed. Whether the group performs again or not, it is hard to tell. But it certainly has already left a lifetime long legacy.

Paragliders - Some Great Places To See Them

Paragliders are being flown in thousands of locations around the world. In fact if you are patient and know just where to go, chances are you could see one or two at a place near you. Are you a frequent traveller? Would you be interested in seeing some paragliding action in some spectacular surroundings? I'm about to highlight just a few exceptional places on this planet where there is a lot of paragliding activity from time to time. These locations are all very public too, so access is easy.

Since these places are very well-known in their respective parts of the world, no detailed 'who to contact and how to find it' information is provided here. The locals will soon point you in the right direction, if that's necessary.

You have probably guessed by now that this article is aimed at those who haven't thought about actually flying in a paraglider. However, most of the locations below do offer opportunities to get a ride in a tandem paraglider, if you so desire!

Torrey Pines, California, U.S.A.

Many members of the public roll up at Torrey Pines Gliderport in Southern California. Here, they can see paragliders and hang gliders launch from the cliffs into the Pacific Ocean breeze. Famous for many years for being a busy hang-gliding site, paragliders have become commonplace too in recent years. Plenty of space to park your car at the edge of the cliffs and watch the soaring action. Occasionally a pelican or 2 will sail past as well!

Interlaken, Switzerland

Paragliding goes back a long way in this region, almost back to the birth of the sport. So it's not surprising that paraglider-spotting is easy in this picturesque Swiss town. Oriented towards tourism, the town is located between lakes Thun and Brienz in the Bernese Oberland region. Being in the Alps, there are magnificent mountains nearby. Pilots launching from these mountains often use a landing area in Interlaken itself. Shoppers walking along the Bahnhofstrassein can watch the brightly colored paraglider canopies arriving and landing gracefully in the nearby park. A lot of paragliding takes place in other parts of the Swiss Alps too.

Oludeniz, Turkey

It's hard to beat this location for the sheer amount of paragliding activity in the one area. Most Americans haven't heard of this place, but it is a major paragliding destination for Europeans. As a watcher, there's no need to brave the somewhat exciting truck ride to the top of Mount Babadag, where the paragliders launch. Babadag is an imposing limestone mountain 2000 meters (6500 feet) high, overlooking the wide white sandy beaches of Oludeniz. With literally dozens of pilots flying on some days, some with passengers, there is ample opportunity to observe them landing on the beach back in Oludeniz. Many of these pilots make their living this way. The place to be is the Fly-Inn Cafe, a meeting point for people who are waiting to fly or who have just arrived back via the air. Upstairs is the slightly more up-market Ottomania Restaurant which has great views of the whole bay area.

Lima, Peru

The city of Lima in Peru, South America, extends right down to a series of coastal cliffs. It's commonplace for the general public to see paragliders quite close-up as they soar along the cliffs. The district of Minaflores in particular is a nice area for shopping and dining, in full view of the Pacific ocean and all the flying action. You can explore the Larcomar mall, perhaps relaxing in a restaurant such as the Mangos or the Vivaldino, with a window seat. Or, just take a stroll along the footpath (sidewalk) atop the cliffs. Either way, you are sure to see paragliders sooner or later, provided weather conditions are favorable. In blustery weather, the seagulls have the air to themselves!

Hartbeespoortdam, South Africa

This is actually the name of a dam, although the name also refers to the man-made lake which it creates. Some say the area looks a bit like Switzerland as a result! Not far away are the large cities of Pretoria and Johannesburg. To view paragliders, it's hard to beat a cable car trip on the Hartbeespoortdam Cableway, which is in fact the longest monocableway in Africa. From this moving vantage point, you can enjoy panoramic views of the dam and it's surroundings. Soaring birds such as the Black Eagle, Fish Eagle and White Backed Vulture are often joined by paraglider and hang-glider pilots.

Voss, Norway

Now to the winter paradise of Voss, in Norway. Situated between Norway´s most famous fjords, the awe-inspiring Hardanger and Sogn, this town is a hub for extreme sports of all kinds. There is a park where you can just relax and maybe spot a paraglider or two approaching from the nearby mountain, overflying a fjord on the way. If the weather co-operates! Voss can be reached by train from nearby Bergen, affording a very scenic trip beside the fjords.

Conclusion

During your travels, you might find yourself within an hour or three of one of these places. Never seen a paraglider, ever? Why not take the opportunity for a memorable experience seeing paragliders in flight! The longer the stay, the less chance of disappointment due to unsuitable weather of course. Alternatively, a phone call to one of the local paragliding organizations might help you time your visit.

Tesla Motors Sedan is California Bound

The state of California received some very good news lately when electric car manufacturer, Tesla Motors, purchased an 89 acre spread near San Jose. The property will be used to build the company's new manufacturing facility for its upcoming S Model sedan.

Along with the factory, Tesla Motors will also build its brand new company headquarters, ensuring that the automaker stays close to its California roots. Tesla was founded in San Jose back in 2003, but had considered moving to New Mexico when that state offered an attractive incentive package. The new facility will be located just twenty miles away from its current headquarters.

For California, the state will have to offer a rent abatement for ten years and they've promised to waive the sales tax on the car when it goes into production, at least for California buyers. In exchange, Tesla Motors will create as many as 1000 new jobs for the manufacturing facility and corporate headquarters combined, clearly something that will help the tech industry in the Silicon Valley.

Earlier in 2008, Tesla finally got its luscious Roadster into production, a car that is built on a Lotus assembly line in the United Kingdom. That car quietly rockets occupants from zero to sixty in just 3.9 seconds while providing a handsome 245 mile range for each charge. Powered by a state of the art lithium-ion battery, the $98,000 Roadster is a real head turner, just the kind of car that brings much enthusiasm to the green market.

As far as the S Model goes, Tesla Motors isn't saying a whole lot about the car just yet. We do know that they want to build as many as 15,000 units annually and sell each car for about $60,000. Tesla has its eye on premium manufacturers including BMW, Mercedes, and Audi to position the S Model, which is expected to seat five adults. A similar mile range is expected with the S Model which is expected to go into production in late 2010.

With the S Model, don't expect Tesla to do the expected. Talk of including a small gas engine to extend its range, ala the Chevrolet Volt, has been aired something that could expand the car's appeal to include people who want to take their sedan on long trips. As it stands right now, the Roadster must be recharged when it runs out of juice, an overnight task that currently limits the sportscar's range.

Tesla Motors isn't the only electric car manufacturer in the news lately. Fisker Automotive and ZAP Electric Cars are also making plans to roll out their first models within the next year or two.

Which States Need Nurses The Most?

Every state in the country has a shortage of registered nurses, and most healthcare facilities have vacant positions that they are desperately trying to fill.

But which states have the most need for registered nurses?

Every four years, the Department of Health and Human Services has the Health Resources and Services Administration do a massive study of registered nurses, covering everything from job satisfaction, turnover rate at hospitals, average age of nurses, etc. etc. This study also shows the states with the most and the least nurses. They calculate this by figuring how many registered nurses per 100,000 are employed. The national average in 2004 was 792 nurses per 100,000. However, this varies widely, of course, by state.

The District of Columbia has the highest number of registered nurses per 100,000...they have a ratio of 2,236 registered nurses per 100,000 population. After that is New Hampshire, with 1,321 per 100,000.

And the states with the least nurses are...drum roll, please...

Idaho, Nevada, California, Utah, Arizona, New Mexico, Texas, and Oklahoma. California came in lowest, with 603 nurses per 100,000 and Nevada had 612 nurses per 100,000.

(Of course, the World Health Organization notes that, while they recommend an absolute minimum of 100 nurses per 100,000 population, there are many developing countries that have less than 10 nurses per 100,000 population.)

So, for nurses or nursing students who are looking to work in the locations where they are most needed, and most likely to have employers who are eagerly lined up and offering great incentives, it makes sense to check out those states. And definitely check into how much money potential employers in those places would offer for relocation assistance, and tuition reimbursement.
