Mortgage-re-financing

North American Companies,
July, 2006
California Investors Acquired Proven West Texas Oil and Natural Gas Reserves.
Today North American Companies announced it has closed on the purchase of the Kerrville based Oil and Natural Gas company. The partners Peter Woodard and Michael Llamas announced that they intend on drilling on the 27,000 acre as soon as possible while reworking existing wells. The proven reserves at the time the partners had contracted to purchase the company was at $29.00 a barrel and was worth in excess of $3 Billion Dollars according to the study conducted by Nova Resources, a leading Certified Petroleum engineering, exploration and geological firm located in Dallas Texas. Calculating that into Today's Price of $69.50 a barrel, the reserves are worth nearly two and a half times that amount. The Partners today announced that they will privately finance the company without any outside capital. The partners have kept local Oil and gas Entrepreneur Crag Vankirk on as President of the company. Mr. Vankirk said today that he is "Pickled that the oil market has continued to rise steadily over the past few years and at a costs basis of less than $10.00 a barrel for us to produce ,We cannot afford to sit back at prices like this, who knows how long prices will remain this high". Craig also stated that the company is actively looking for more properties and production packages to acquire.

Real Estate Handy Capping!
Foreclosure and Trustee Note Buyers Michael Llamas and Peter Woodard announce today the purchase of over $50,000,000 in California distressed real estate this year, and at a time when properties are increasing a double digit number per quarter. What makes this a great story is not the number of properties Michael and Peter have been able to acquire but how they have been able to acquire them, the background of their team, the partners, the timing of the market, and the story of how the partners came together and started purchasing distressed real estate in a market like this when distressed undervalued deals are unbelievably hard to find and purchase at any significant discounts. That makes for hard Work!
To start this story off Peter Woodard has been a principal of an international produce brokerage, supplier, shipping company, grower and contract seller for over 25 years. He has also for the past 25 years purchased real estate privately. He is a strong minded, reserved and seasoned businessman. Michael Llamas is a young, witty, deal maker with an eye for a great buy. Michael has spent the last few years purchasing foreclosures and trustee sales with family and since then has amassed quite a track record for himself. He acquired his first property less than a year outside of high school. Peter was one of Michael's first partners and since acquiring their first property together, have set out to change the way real estate is purchased. The two call the process "wholesale" with a handy cap! A term not too often used when talking about Real Estate. They call it wholesaling because every deal they purchase has to have enough of a discount so they can afford to sell the property at 10-20% below the current market value, and they call it handy capping because they have to take into consideration all of the variables that can affect the purchase, the remodel, the hold, the sell then they discount their purchase to reflect the necessary costs associated with the different sales and hold strategies.
I find it fascinating that in a market this fast paced, with values continuing to increase as fast as they have been, that the pair continues to sale, their properties at below market prices. When asked why they sale the properties below market price Michael stated "were risk adverse and we want to have a guaranteed exit for our homes right away, we don't want to hope for someone to purchase our homes, we want to know, that's why we purchase properties at large enough discounts and sell them at a Wholesale price, and we call that Wholesale with a handy cap."
After looking at the properties they have been able to purchase, I need to evaluate the way I have been buying!

Christmas, 1942

Grandma Howard prepared for Christmas for 364 days a year. The second Christmas day was over she was already planning for the next year. Every relative from the Howard clan would travel near and far to get to Grandma and Grandpa Howard's for the holidays. Grandma would dive into the sewing room and round up every blanket and pillow she could muster. She would quilt all year round to make more blankets for the many bodies that would need to be warmed in her little house.

About a week before Christmas, relatives would start arriving; some big, some small, and some in between. They would arrive by Trailways bus, old jalopies, a train they called The Owl, and some even hitchhiked.

Aunt Mema was the only relative in the bunch that made her arrival via an all-Pullman train called The Lark. She was the haute tauter of the bunch. and wouldn't be caught dead on the Owl train that most of the family rode on. Much too common for her and besides, whatever would she do should she run into some kinfolk in the diner. Or worse, in the lavatory!

Uncle Jack always arrived by hitchhiking, being a bit of the black sheep of the family, but the kids adored him, what with his wild piratical adventures he lived hitchhiking all the way to California. Grandma always put Jack at the kids table at Christmas as a veiled warning for him to grow up, but he didn't mind. He loved being with all his nieces and nephews, flicking boogers and snorting milk through their noses.

There was little Vernie who was eight. She had the most beautiful locks of hair, always with black tipped ends on her hair owing to that rotten Morton Digger at school. Morton would always dip Vernie's pigtails into the inkwell on the desk, and Vernie's mother, Ruth, could never quite get all the ink out of Vernie's hair. That branded her with the nickname "Paintbrush" at school.

Vernie, like all the other girls in class, wore dresses made from material cut from feed sacks. Each month the mothers of all the elementary-age schoolgirls would hurry down to Kramer's Five Dime and Farm Store to see what new designs would be printed on the feed sack bags. Some sported little pink roses while others featured cute little ducks. But if you didn't happen to arrive at old man Kramer's first thing in the morning, you might wind up with a dress printed with cowboys, and that was a fate worse than death for an eight year old little princess. It was bad enough that Vernie went without those black patent leather shoes she dreamed of, but to have a dress made of cowboys was downright humiliating.

Vernie was Uncle Ralph's favorite and Vernie felt the same way about her Ralphie. She loved his great big smile and his guitar playing, and though they were about fourteen years apart in age, Ralph was more like Vernie's older brother. He wouldn't be able to come for Christmas this year because he was off fighting the war, but she had written a stack of letters she was going to mail him as soon as she could pry some postage stamps from her mom and walk the letters down to the train depot and put them in the mail slot on the side of the postal car. One time she put a letter into the slot, and a hand popped out with a lollipop, tossing it to her as the train pulled away from the station. That was exciting, sure, but it wasn't the main reason she wanted to take Uncle Ralph's letters to the station. It was because she had decided she wasn't going to trust her precious letters to Mr. Perryman.

Mr. Perryman was too new on the route, since the old mailman, Mr. Okizawa had suddenly left town. She just couldn't understand, as hard as good jobs were to find lately, why one day he delivered the mail like always, and the next day Mr. Perryman rolled up with his funny little mail cart. She liked Mr. Okizawa because he was nice, of course. But also because he said her name funny. "Here is no letttaahh fo-uh you Misss Vuuuhhhnnneeee. A gooot deh to yooo, hey?" Every day, the same thing. Then one day, Mr. Perryman.

Once all thirty-four of the Christmas relatives would arrive, the preparation and fun would begin. The porch overflowed in baggage and it was the kids' job to get them sorted.

Grandma would kick every man out of the house for a few days so it was Grandpa's job to entertain. All the men (boys included) would pack up enough food for a few days and off-a-camping they would go. Grandpa Howard was known as the best camper and hunter in the San Joaquin valley. Maybe even Kern County, too. He claims it was his Native American blood; that nature talked to him. Sometimes we all wondered if he was right. One time, when they were all hiking and hunting, Uncle Jon got separated from the group. Everyone else went back to camp but Grandpa tracked Uncle Jon and found him by the creek shivering and cold but all right.

At night, before they would crawl into their tents, Grandpa would tie the cantaloupe and the bacon high up in the trees to discourage the bears from bothering them. One night Grandpa woke to the sound of bear grunts. He peered outside his tent and spied a female bear on her hind legs reaching for the cantaloupe. Her paws were barely clipping the net that held the sweet, tasty melon in the tree. The sight of his morning melon being bruised like a tetherball turned grandpa eleven shades of beet red. He stormed out of the tent, clad only in his underwear, in an angry, desperate bid to rescue his 'lope from the bear. By then she had broken open one of the nets and the sight of those juicy, ripe cantaloupe strewn all over the ground inspired Grandpa to run full force toward that mangy bear. He began throwing the hard, un-ripened cantaloupe at the bear's head, who had such a look of surprise on her face (as well as all the camping guys) that she ran off. "NO one messes with my cantaloupe." muttered Grandpa. Not even mangy ol' she-bears.

Grandpa would pack an empty coffee can full of worms for fishing. Problem was this was the same coffee can that he made his muddy coffee in every morning. The coffee tasted slightly of dirt and worms but you got used to the flavor after a while. It was the gritty thickness of the coffee that was hardest to get used to.

Back at the house, Grandma and all the women were fiercely cooking up the food. Aunt Ethel fixed the dressing while Aunt Mims baked the pies. Grandma's kitchen looked like it was about to explode from all the bodies bumping through the tiny space, all the while chattering and gossiping about every family member who was not there.

Grandma and Vernie had turkey duty. Vernie would chase the turkey into the tightest corner in the yard and Grandma would take care of it quickly and painlessly. Then all the womenfolk would descend and feathers flew. That turkey never knew what hit him.

Once all the food got to cooking, the girls were responsible for bringing in the firewood and making every corner of the house into a bed for a relative. All the little girls fought to sleep with the beautiful family quilt. The quilt contained a piece of family fabric from generations back attached to it. If you got the quilt, it was said that you would have good luck for the whole year. The girls wound up drawing numbers on who got the quilt.

Once every little bed was put together, it was time for sorting presents. Most of the gifts were homemade but treasured nonetheless, each wrapped in a different way; some with brown paper, some with bright paper, and some with newspaper. You could always tell the gifts that Uncle Jack brought, because his were always wrapped in toilet paper.

Once the women got everything set; the food, the presents, and the beds, Grandma would go outside and whistle. Grandpa would cock his head and tell the men it was time to go home. No one could ever figure out how he could hear Grandma's whistle but he always did. The fellas and their little soldiers would march up the path like the dwarfs from Snow White, all in a row and grinning from ear to ear singing, "Jingle Bells" with a huge pine tree dragging behind them, and a basket full of trout.

The women folk would be sure to fawn over the men and boys for the trout and the beautiful Christmas tree they had brought home. Then Grandpa and Uncle Jack would get the tree set up and the children would descend and trim. They hung popcorn and cranberry garlands around the tree, and white paper angel ornaments on every other stem with bright red and green ribbons tied on the tips.

Jack would sit at the brown little rinky-dink piano with a big red bow tied around his head and everyone would sing Jingle Bells. Jack would start playing the song faster and faster until he would collapse onto the floor, pretending to have fainted. All the kids would jump him and he would tickle each and every one.

Once the little ones went to bed, all the grownups hung stockings for the twelve children. Each one got an orange in their stocking, and that was it. But back then it was a treat to have a whole orange to yourself. Jack wanted to stick some coal in the stockings as a joke but Grandma nixed that out of hand.

On Christmas morning, we awoke to the smell of trout cooking and biscuits baking. The kids would wake up one by one and the house would get louder and louder until there were blankets and bodies everywhere along with the wonderful smell of biscuits with butter and a hint of freshwater fish. Breakfast was like standing in the cafeteria line. You sure didn't want to be the last person in line just in case the food ran out.

Once breakfast was out of the way, Jack would become Santa's elf and hand out the presents, one by one, so that everyone's presents got the spotlight. There were polite exchanges and thank you's and even some rolling of the eyes with some of the gifts. Usually the eye rolling was due to one of Jack's gifts to the children. He had painstakingly wrapped each of the twelve gifts in toilet paper and had wrapped one hand-printed alphabet letter for each child. He told them they had to figure out the present from the clues, so they all opened their alphabet letter and went to town trying to unscramble the letters to learn what their gift was. This kept them busy for two hours straight. He kept telling them it was well worth the wait.

The letters spelled, "Stand in a line." All the kids stood in a line and Jack solemnly instructed them each to hold out a hand, which they all dutifully did. He them informed them that on his way to California pirates had tried to take his treasure so he felt the treasure would be safer with each of the kids. (The true story is Jack got caught up in a poker game and won.) He then placed a ten dollar bill into each child's hand. The adults, as well as the kids, let out a collective gasp.

None of those kids had ever touched a ten dollar bill much less owned one. Mothers were crying with gratitude and fathers were patting Jack on the back. "There is only one rule," Jack told the children. "You can only spend it on something you want…not need." The parents stopped patting Jack's back and tears dried up. All their dreams of where that money was going had gone. "This money is the kids' money." How could anyone argue with that? And so the kids started making money plans. Jack promised to take them to the mercantile the day after Christmas.

Christmas dinner was ready and all bowed their heads to thank the heavens above for their bountiful feast, or fountiful beast, as Jack called it, much to the delight of the children. Each person around the table would say a small something. When it came to Vernie she asked that Uncle Ralph be safe.

Everyone nodded and then the feasting began. Cooked yams, dressing, turkey, cranberries in honey sauce, butter rolls, not a salad in sight, just comfort family food. As the table was cleared, the children would sit around the radio and listen to the Lone Ranger drama with Jack, who would act out the different parts of the radio show even down to being the Lone Ranger's horse, Silver.

Vernie sat on Jack's lap as she listened intently. She kept hearing a faint rhythm and it grew louder and louder until it sounded like it was at the front door. Grandma opened it to find Uncle Ralph with his duffle bag playing his guitar, a brightly wrapped package in hand. Vernie couldn't believe her eyes. She ran to Ralph and he dropped everything for his beautiful little princess with the black-tipped hair. He handed her the package and watched her as she opened the box, pulled back the tissue and revealed the shiniest blackest patent leather shoes she had ever seen. She squealed with delight, kicked off her oxfords, and put on her princess shoes. Santa had gotten her exactly what she had wanted for Christmas; her Uncle Ralph.

The day after all the kids headed to the mercantile with Uncle Jack and returned home with only the things they wanted. Grandma was already planning, along with all the women, the next year's big feast. As everyone packed up to leave, Aunt Mema asked everyone to gather around. "I may be old, but I'm still not going to let that Little Jacky outdo me." She reached into her purse and pulled out a twenty dollar bill for every family. "Take that Jacky!" Everyone screamed and hollered. Jack slyly grinned at Uncle Ralph saying that Aunt Mema had finally let some of her old money go to where it was needed.

Soon everyone went their way by bus, train, and jalopy. Except, that is, for Jack, who left by thumb. And Uncle Ralph, on leave from his ship and safe in the bosom of family, stayed on a ten day leave from the war that in the last day had become so distant. The only thing he would do on this Christmas night was watch Vernie dance in the moonlight in her new patent leather shoes, and thank providence for being a part of a family, and a country worth fighting for.

The Future of Online Casino In The Year 2011

I know you have heard couple of news about online gambling legalization to different parts of the word, politicians who are into the online casino bill and existing support groups that is pushing the matter. Just recently major public company listings and mergers involving internet gambling groups in Europe, along with the "slight" possibility of a more liberalized US internet gambling market, are cited as indicators that the industry is gaining in popularity, according to a lengthy article in the investment publication Interactive Investor this week.
As a proof of how popular online casino is now, article points to stock market gains of the world's biggest online gaming companies between 2004-2006 to illustrate how quickly fortunes were made – and lost, quoting the iGaming Global Top 30 Index, (an index of the stock market performance of the biggest 30 online gaming companies) which soared 40 percent between July 2004 and August 2005.
Last year, online gambling was worth an estimated $5.4 billion (GBP3.5 billion) overall, but that figure that could rise to $12-$16 billion if the market was opened up, analysts told Interactive Investor.
Here are other statistics that will matter a lot for the future of online casino for the coming year 2011:
The Federal government's non-partisan accountants, the Joint Committee on Taxation, have estimated online gambling could generate between $10 billion and $42 billion in new revenue by 2019, depending on the number of states that opt into a federal regulatory program. US nationwide unemployment rates are currently estimated at around 10 percent, and 48 of 50 states face budget shortfalls. In a Federal context, the government is currently running a deficit approaching $1.3 trillion.
The economic backdrop against which to promote regulation and taxation of internet gambling has arguably never been more favorable," the article asserts, claiming that major companies like Party Gaming are getting increasingly excited at the prospects of a more enlightened US approach to a hugely popular pastime.
"We are seeing things from a legislative perspective that are quite exciting for us," Jim Ryan, chief executive of PartyGaming said which noted that his comments undoubtedly reflect the mood of a growing contingent of gambling operators on both sides of the Atlantic.
The $3.3 billion merger between Bwin and Party Gaming is also a positive sign. In a note to investors recently, the Morgan Stanley leisure analyst Vaughan Lewis said: "The overall political tide is moving firmly in favor of regulation, rather than prohibition."
With its expertise… market-leading technology, strong marketing capability and good brands, we think the combined entity of PartyGaming and Bwin would be extremely well positioned to benefit from any market opening in the US. We include nothing in our forecasts for the US, so any new market here is pure upside.
In a recent Barclays Capital research note, the investment bank said: "In the event of Federal regulation, we believe PartyGaming would be the likely key beneficiary. Under this hypothetical scenario, we estimate the potential [underlying profits] uplift could be 94 percent for PartyGaming and 58 percent for Bwin and 888. On a state-by-state hypothetical scenario, we estimate the uplift for the group would be considerably lower, but still meaningful.
The article goes on to suggest that the merger has spurred other major industry companies – especially those that have made their peace with the US authorities – to look at alliance possibilities, and examines the potential of several well known groups in the industry. One of the more interesting speculations is that Harrah's Interactive, the online division of the giant Vegas land gambling group, could be considering a GBP262 million, or 76p a share run at 888.com.
The successful IPO of Betfair is also flagged as a positive sign. Having listed on the LSE at the end of October at 1,300p, the shares soon touched 1,600p-plus, as tracker funds piled in confident it will canter into the FTSE 250 index at the December review with a market value above GBP1.6 billion.
After looking at the possibilities of individuals states within the US independently legalizing online gambling, the Interactive Investor advises that there have been exciting developments, with New Jersey leading the way but moves afoot in Florida, Iowa and California. State or federal, whoever wins one thing is clear: more and more stakeholders in the US are finally coming around to understand the risks and implication of a ‘do nothing' strategy," II observes. This is an opportunity cost and gambling companies are getting their bets on regardless. But even as gambling industry stakeholders duke it out in the halls of legislatures around the country, as well as on Capitol Hill in Washington, the very fact that the conflict between them is intensifying signals that interest and investment in pushing for online gaming regulation is rising.
There are billions of dollars out there to harvest and market share to win, the entire online gaming sector looks ripe for an upturn in coming months. Investing in online gaming companies has always been a white knuckle ride – and there looks to be every sign this particular circus is once again rolling back into town. A brighter or should I say a tougher year that most online casino sites are into to this coming 2011.

Carbon Fiber Rims & Wheels

Sounds all fancy and high-tech, right? That's because it really is. Ready to go back to Chemistry Class? Carbon Fiber is something that is basically made out of carbon atoms. These atoms are bonded together to form a twisted yarn type of structure that's parallel to the axis of the actual fiber. Since Carbon Fiber is built to be light, but heavy at the same time, many people choose this for their car hoods, their surfboards, and anything with that sort of density. It's weird because even though Carbon Fiber is strong enough not to be bent, it is brittle enough to crack when you hit it with a hammer.

Dip Switch vs. Rolling Code Technology for Garage Door Openers

It seems so simple: you click a button and your garage door opens for you, allowing you to be able to drive directly into your garage without having to get out in the elements and do the work for yourself. When garage door openers were invented, people definitely rejoiced, especially when it became affordable for everyone to have a garage door opener. But most people aren't sure how they work. There are actually two different ways that garage door openers can be told to open through a remote control link.
DIP Switch
A DIP switch is the first type of switch that was invented to work with garage door openers. Back in the 1950s, when garage doors were first created, all garage doors worked with the same radio signal, which meant that anyone could enter your home as long as they had a garage door opener. This caused tons of security problems, and is why DIP switches were invented. A DIP switch is a series of tiny switches that are connected to a circuit board inside your remote control. Each switch can be positioned a number of ways in the remote, which creates a variety of different combinations, making it almost impossible for someone to guess your specific combination. In most DIP switch remotes, there are up to 256 possible combinations.
The switch is added to both the remote control that goes to the garage door opener, and the unit that goes into your garage, which is known as the receiver. Both switches have to be set to the same combination in order for the garage door to work correctly. Some say, however, that DIP switch garage door openers are a thing of the past, as some thieves can use radio scanners to read the radio code that the remote control sends to the receiver, making it possible for them to get in through your garage door.
Rolling Code
A rolling code is computer technology that is designed to add more security to your home through your garage door opener. This type of opener works with a small computer chip that goes into both the receiver and the remote. When you click on the remote to open your garage door, it sends out a code to the receiver, which has the matching code. But it also does something else: it creates a new code for the next time the garage door will be opened and sends that information to the receiver. It then saves the code. This means that when you open your garage door the next time, it will use the code it created from the time before. It will have created a new code, making it virtually impossible for thieves to be able to figure out what the new code is.
Both types of garage door openers can be found on the market today, and both have their pros and cons, allowing consumers to select which garage door opener they feel works best and that is the safest for their homes.

Sites To See In Los Angeles

If you're heading to Los Angeles soon, you definitely don't want to miss these top ten sites and activities. The possibilities are endless in LA, but these top destinations are sure to please everyone in your party, regarless of age or interest. When you're planning your day-to-day activities, make sure to keep in mind that some of these activities will take some time, some may require a full day. Many other activities will only take a few hours to fully enjoy the full activity.
Kodak Complex- Hollywood Boulevard Walk of Fame
Coming in at number one on the must see list is the Hollywood Walk of Fame. This famous boulevard is the current home of the Oscar's and lies directly in the heart of Hollywood. Many tourists and locals alike enjoy coming to the walk to see how their hands and feet size up with many of Hollywood's biggest stars. The sidewalks are basically covered with "gold", and the surrounding vacinity offers attractions and activities to make your visit truly memorable. There's great shopping at the Kodak Complex, and who knows, you might just be lucky enough to catch one of their live concerts.
Disneyland
What would a trip to California be without visiting Disneyland? This is one of the top destinations for families, couples, and groups to visit. We have all grown up with Mickey Mouse, so why not visit his home? Although not right in Los Angeles, this classic Southern California favorite is located just south of LA. One of the great things about Disneyland, is that regarldless of your age, when you enter the gates of CInderella's Castle, you feel magically teleported back to your childhood. Disneyland is a blast for the entire family, or it can be a magically romantic getaway for couples. No matter who you are traveling with, you are sure to have a great time reliving those good old childhood days.
Griffith Park Observatory
Coming in third on the must see list is Griffith Park Observatory. This observatory is a haven of rest and relaxation above all the hustle and bustle of the busy city life. Many Los Angeles Urbanites come to the observatory, which is the cornerstone to a vast mountain forest, to rejuvenate and reenergize their minds and bodies. It began to gain more tourist popularity when the famous James Dean film came out, "Rebel Without a Cause". Come to the observatory planetarium with a date to enjoy a night of wonder, or bring the kids along to absolutely wow their little minds. To rejuvenate your body, the park offers hiking trails that offer great views of LA.
Studio Tours
See and experience the magic of the movies unfold right before you, as you tour one of the many great Los Angeles movie studios. You may decide to visit Paramount, Warner Brothers, Universal, or Sony (Tri-Star/Columbia), but wherever you visit, make sure to keep your eyes peeled while you are led around the back lot. With all the activity going on, you are bound to see a famous movie or tv star roaming around. This would serve as a great vacation story to say that you saw "Brad Pitt" while on a studio Tour!
The Grove and Farmers Market
While you are in the Los Angeles area, if shopping, dining, and entertainment is what you are after, make sure to visit The Grove and Farmers Market. These two destinations neighbor each other and are loaded with great LA restaurants. At both locations, you get to experience many things at once, which makes this a perfect activity for the family. To more fully take in the sights, ride the double-decker trolley through The Grove, catch a movie, or just simply admire the uniquely choreographed fountains that surround the area. To make these two places fully accessible they open mid-morning and stay open until late at night.
The Getty
Visiting museums is a great way to buff up on history, indulge yourself in the arts, or just to enjoy the scenery. The Getty is no exception to this. It is hailed as one of the most beautiful museums in the U.S., partly because of its great location. It sits atop the peak of a small mountain, and offers a great view of the Pacific Ocean and Los Angeles. If you visit the museum at night time, make sure to take in the beautiful sunsets the Getty offers. The sunsets from atop the mountain peak, are almost as beautiful as the art displays you'll find indoors. The museum offers a wide array of art, so you'll be sure to find something that fits your unique aesthetic taste.
Los Angeles Sporting Event
No matter what time of year, there is always a sporting event to attend in Los Angeles. You can choose to see the Dodgers, Angels, Lakers, Clippers, Kings, or the LA Galaxy, and you'll be sure to please everyone. These sporting events offer endless fun and excitement for all ages. Even if you are not into sports, just the thrill and excitement from attending a live game will be enough to get you out there.
3rd Street Promenade and Santa Monica Pier
Santa Monica is one of the top destinations to visit during a trip to California. While there are many things to do and see while you are here, the 3rd Street Promenade should be number one on your list. It's located just a few blocks from the beach, and offers shopping, dining, and some of the most up-and-coming businesses in the world.
Once you've gotten your fill on what the Promenade has to offer, head on over to the coast and check out the Santa Monica Pier. There's so much to do on the Pier, it's almost too numerous to name them. Among the top activities are playing games at the Midway, riding a few rides, catching a concert in the summer, playing volleyball on the beach while sinking your toes in the sand, renting a bike, or just simply watching passers-by and ocean waves rolling in.
Sunset Strip
For night owls, great fun only happens when the sun goes down, and this is true especially in LA. As you head west through Hollywood on Sunset Blvd. your eyes will experience a new world unfold right before you. Hit the club scene at Saddle Ranch, have a few laughs with some great stand-up at The Comedy Store, or choose one of the many other great activities to do on Sunset Strip. Also available are a lot of great dining options on this West Hollywood strip of boulevard.
Beaches
Although they are last on the list, this was certainly a coincidence. The beaches in the Los Angeles area are second to none and deserve great recognition. The Los Angeles coastline is full of a variety of landscapes from rocky palisades to smooth sands, lagoons and big surf. Whatever you are craving in a beach experience, you will find it here in Los Angeles. Great beach towns help you fully experience the beach. From Malibu to LA County, to San Juan Capistrano in Orange County, you'll find that each beach town offers its own unique take on Southern California living.
A trip to Los Angeles offers so many sites, attractions, and events to partake of. This list is a great starting point in discovering all that LA has to offer, but on the way, make sure to add your own unique touch to the list.

5 Hot Relocation Options For Single Professionals

If you possess the education and skill set that keeps you in demand, why not make your home in an exciting city that offers a high quality of life for single people? For those not in the market for a family-friendly neighborhood just yet, here are 5 relocation destinations to consider.
Providence, RI - As one of New England's largest cities and the capital of Rhode Island, Providence has a lot going for it. Its scenic waterfront, historic areas, shopping and dining venues, parks and trails, are just the tip of the iceberg. Home to Brown University and Johnson and Wales University, the vibe here is young, up and coming. Providence is a major center for banking, education, healthcare, and telecommunication. This diverse, stable economy makes it a good choice for young professionals. Perhaps that is why the median age is 28. Housing choices other than single-family homes are abundant and interesting. From gated condo communities to downtown lofts and upscale waterfront town homes with unsurpassed views of Narragansett Bay, you can likely find the perfect place. Of course there are festivals and concerts year round and entertainment options everywhere. From May to October, downtown canals play host to gondola rides, world music ensembles and WaterFire, a series of spectacular, floating bonfires. Thanks to the local universities, residents can take in NCAA and Big East Conference games. Sailing and tennis are also popular local diversions and a great way to meet other like-minded enthusiasts.
Milwaukee, WI - Meet new millennium Milwaukee, or the "City of Festivals", and please do not confuse it with "Brew Town". Within the last decade, Milwaukee has jockeyed into a prominent position. Due to the presence of a substantial number of Fortune 500 and Fortune 1000 companies, the city has gained national recognition for its thriving economy and diverse job prospects. Health care, human resources, and insurance professionals should especially take note. Of course there's more to life than work, and Milwaukee delivers. Situated around Lake Michigan, the city was incorporated in 1846. Its rich history is apparent today in its well-preserved historic districts and amazing number of ethnic cuisines and festivals. Living in Milwaukee can be a 100% hands on experience thanks to its wonderful festivals and farmer's markets.  The median age for residents is 31 and Milwaukee is also notable as a gay friendly community. Year round recreational opportunities, from alpine sports to sailing, plus over 700 miles of bike lanes and trails make Milwaukee an ideal choice.
Sacramento, CA - Sacramento is unique in that it has the face of a high-tech modern capital city, but the soul of a Victorian, Gold-Rush era California town. The fact that it is situated at the confluence of the Sacramento and American Rivers only adds to its allure. Its charming downtown takes you back in time with the sights and sounds of riverboats and old-fashioned shops and cafes. Also noteworthy is that Sacramento has over 250,000 varieties of trees, which make its neighborhoods and parks even more appealing. For young professionals, Sacramento has great potential in both the employment and entertainment fronts. If your passion lies in the fields of computer technology or healthcare, this could be the place! Home to the world-renowned research hospital, UC Davis Medical Center and several industry giants, the city's job market is promising. The bustling campus of Sacramento State is also a key player in what keeps the area young and on the cutting edge. Whether you're into outdoor adventure, the arts, culture, history, shopping, or dining, Sacramento delivers.
Austin, TX - Ready to become an Austinite? According to a number of national polls, you'd be making a smart move. Travel and Leisure magazine chose Austin as #1 for the "City With The Best People". It was also selected by Money magazine as one of the nation's, "Best Big Cities" (#2), and by MSN at the "Greenest City in America". As the state capital of Texas, Austin has plenty of history and natural beauty to boot. Its rolling hills, valleys, and plentiful lakes are lovely to see and provide year round havens for recreation. If a career move is part of your plan, Austin is full of opportunities, from local to global. Apple, Inc., Google, and Samsung are just a few of with headquarters here. Ebay announced an expansion to its Austin facility in April 2011, and the popular grocery store chain Whole Foods, was founded here. Interesting housing options also abound. The area around the University of Texas campus and Austin's amazing downtown; with its contemporary skyscrapers and condo towers are abundant and close to the action. To say there's plenty to keep you busy in "the "Live Music Capital of the World" is an understatement. No matter what you're after in the way of film, music, theater, shopping and dining, Austin has the answer. Although 98 miles from Crawford, TX, and the home of former US president George W. Bush, Austin is a world away. Its unofficial motto, "Keep Austin Weird", is a testament to its highly diverse, artistic, and creative population.
New Orleans, LA - The city that was so thoroughly devastated by Hurricane Katrina in 2005, is back on top! While the rest of the country was suffering the economic downturn of 2008, New Orleans saw an economic migration that has yet to let up. If you are looking for a one of a kind place to call home, The Big Easy is easy to love. Nowhere else in America can you experience such cultural diversity and colorful history. Historic Antebellum, Colonial, and Victorian architecture add to The Crescent City's charm along with its legendary southern hospitality. Streetcars, bike paths, and pedestrian friendly sidewalks make getting around New Orleans trouble-free. Along with the city's offerings, the campuses of Loyola and Tulane University are frequent sites for athletic events, concerts, and theater. Job seekers should keep in mind that the economy is based on aerospace, banking, and petroleum production, with a $5.5 billion tourism and convention industry.  Travel and Leisure magazine ranked New Orleans as the #1 city in the US for "Best Nightlife". From the French Quarter to Jackson Square and the thrill of Mardi Gras, nothing compares to experiencing New Orleans as a resident.

The Counselor: Their Addiction Recovery

A very large percentage of the Alcoholism and Drug Abuse Counselors in our country are also Recovering Addicts. This especially pertains to those certified by agencies created specifically to improve the qualifications of those working in a previously hugely unregulated field. This certification became necessary, as so many Addicts inspired by the 12 Step Concept, want to "give back" what they have acquired that changed their lives for the better, and in many cases "saved their life"!

Commerciallending and why you should do it

What is a commercial loan modification?
It has been said that there is nothing new under the Sun and as far as Commercial Loan Modifications go that is true. For years, since the invention of Commercial Mortgages, there have been Commercial Loan Modifications. In the excellent old days "modifications" were known as workouts and addressed the exact same issues that a modification does.
Commercial loan modifications can be crafted in a number of guises and could consist of a reduction of the face rate of the mortgage, it could consist of changing the index, fixing the rate, or changing the margin used in the loan.
A commercial modification could also consist of a change in the term of the loan more specifically the amortization period of the loan. Lenders learned a valuable and costly lesson in the 1970's and early 1980's about long term lending specifically occasionally it doesn't work. In the 1960's and 1970's lenders were given to lending on a long term basis typically for 30 years. The issue that arose is if you have money out at say 5% for 30 years and the interest rate environment changes to 21% the Lender is upside down.
In that scenario the Lender is borrowing cash at 105, 15% or even as high as 20% but collecting at 5% that creates a issue. Banks are in the company of borrowing cash (via CD's, Annuities, and Savings Accounts) and lending it a profit. That profit is the "margin" or the spread between what they pay on the CD's and what they can charge the consumer of capital (Borrower).
In the 1970's the banks got caught with lengthy term low interest loans in a rapidly rising interest rate environment turning every of those long term loans into a losing proposition for the Lender. Enter the "Balloon Mortgage" it's the greatest of both worlds, lower payments based on long term amortization with a Balloon payment due in 5, 7, or 10 years usually.
The issue today is that there is no capital market for commercial loans. Anybody with a Balloon coming due in the near future will have an very challenging time refinancing. The reality that there is small in the way of lending going on, and a nearly 40% decline in values because 2007 Lenders have drastically lowered their LTV's and the issue becomes evident.
Another possibility is to lengthen the term of the loan, making the amortization period longer thereby lower the payment granting some relief to the borrower. In some cases loans that were cast using a 20 year amortization are being modified to a 25, 30 or in some cases 42 year amortization schedules.
This may reduce the payment just enough to make it manageable for the borrower and to return the loan to a performing status.
Often, lenders are given to charging fees for late payments, events of default, impounds, force placed insurance, and Lender ordered appraisals and more. Think of the wisdom in that practice, the Borrower, already cash strapped is struggling to make his or her payment they may even be severely in arrears. The Lender compounds the situation by adding additional "junk" fees that constitute extra profit to the Lender but increase the quantity of the default and could raise the debt service substantially.
These are Borrowers who are having difficulty sufficient meeting the monthly obligation so the Lender makes a bad situation worse.
Here is a "dirty small secret" the Lenders don't want anybody to know, they might be illegally (fraudulently) charging those fees when not legally entitled to them. There are instances, particularly here in Florida, where the Servicer isn't even empowered to collect the payments let alone additional fees.
An extra step in modification procedure could involve some level of "Forbearance" where the principal and interest payments are halted for a period of time this is generally tied to a specific event like reaching a certain number of tenants or a particular income objective. In this scenario the unpaid payments could be forgiven but will most likely be "tacked" onto the back of the loan.
In the course of the period of typical forbearance the Borrower is generally plowing all the money flow back into the property in the form of tenant improvements or lease concessions. The concept being once the property performance improves the Borrower will resume making some level of payments.
The Lender and Borrower could also agree to an interest only payment in which the Borrower pays a minimum payment based on a stipulated interest rate and the principal balance remains unchanged. The Borrower once more gets the benefit of a lower payment which could make all the difference between hangings on or a messy foreclosure.
In closing the Borrower and the Lender could agree to just about anything from forbearance to a participation mortgage from a principal reduction to a recasting of the whole loan. The bottom line is that any change of the terms of the original note and mortgage is a "modification".
Why now?
There is an enormous crisis brewing in America and the World in the Commercial Mortgage company, this crisis is twice the size of the United States' annual Federal Budget, four times the size of the Residential crisis. According to a recent Company Week article total outstanding debt totals $6.4 TRILLION that's $21,333.33 for each and every man, woman, and child in the United States of American.
By most estimates the Commercial Investment Market has lost 40% of its overall value because the peak in 2007. That loss is an average and is an "across the board" number. Because real estate is a local phenomenon that loss can be and is higher in some areas of the country and much less in other people. Some property types have been hit hardest although others have escaped unscathed.
The challenge for Borrowers and Lenders alike is establishing a value for a certain piece of property in the context of today's marketplace. There are many factors to be considered such as income occupancy, expenses, location, future prospects, employment, and the overall economy.
There are key differences between the values of an office building in the Washington DC region versus an office building located in Detroit Michigan. Apartment values in New York and Manhattan have not suffered as a lot as Miami Beach Florida.
Add to that the fact that between 2010 and 2012 there are estimated to be $1.4 Trillion dollars worth of Commercial Mortgages scheduled to Balloon, in a market that has seen the biggest retreat in capital in the history of the country. Put merely lenders aren't willing to lend, and if they are it is at levels and costs that make no sense in the face of the capital requirements of most Borrowers.
As an example a Borrower bought a $10,000,000 office building, put $2,500,000 down and mortgaged the balance of $7,500,000. The building has because lost 40% of its original value so it's worth about $6,000,000 the original Lender is owed $7,500,000. The Borrower tries to discover a replacement Lender and the only provides they can get are at a 50% LTV based on today's value or roughly $3,000,000 with personal guarantees and hefty fees and costs.
There is more news according to the Urban Land Institute's Emerging Trends Report for 2010 the markets aren't expected to recover until 2020. That means that prices, capital, and property will all converge nearly 10 years from right now. That's fairly a while for a recovery no matter how you view it.
The Federal Government recognizes there is a crisis looming in the Commercial Mortgage Market in reality there is no paucity of Politico's willing to weigh in on the subject. In reality it's most likely less difficult to name who has not weighed in on it Christopher Dodd, Sheila Bair, Ben Bernanke, our president most of the cabinet, congress, and senate have all opined on the state of the commercial mortgage and real estate markets.
The FED has stated that most likely the only way to stabilize the market is to engage in some form of modifications and workouts. The FDIC even issued a white paper that set forth at least 12 distinct scenarios under which a bank could modify a loan and still has it pass the Examiners intent gaze.
The consensus across the board is "Extend and Pretend" maintain the loans in place, in the field, and off the Lenders books. Bear in mind to the Lenders, especially Banks a foreclosure and possession is a liability and not an asset. Banks have to "reserve" cash for an anticipated loss as a result of taking back a property. If a bank takes sufficient properties back the bank itself becomes illiquid and is subject to seizure by the FDIC and liquidation.
Advantages to the borrower.
Obviously, the Buyer would love to stay in possession of the property and continue to own and operate the building. The Buyer/Borrower has spent great time, cash, energy, and effort to manage and maintain the property the and last thing they want is to be dispossessed.
Because the loan modification procedure takes place outside the court system there are no Judgments or Law Suits filed. The modification procedure is a procedure of offer and compromise by and between the Borrower and the Lender generally with a facilitator (consultant) acting as a neutral third party whose task it is to bridge the gap between the two. The Consultants job is to care...but not that a lot about the outcome so as to stay neutral and objective.
The Borrower remains in possession and gets to appreciate the benefit of continued money flow, albeit at a reduced rate. This is especially crucial to a Borrower who derives the majority of their personal income from the operations of the property.
If a Borrower uses the property as his or her primary business address it could be fairly costly to relocate especially if the property has been extensively adapted for the Borrowers use. Adding to those costs are the costs associated with moving, relocating machinery, utilities, upgrading basic systems (i.e. electric, water, sewer, gas) the removal or installation of docks, roll-up doors not to mention all the downtime associated with the act of moving itself.
There is also the prospect of company interruption and the defection of employees who get wind of the foreclosure or if they object to the move.
Traditionally, real estate markets tend to double in value each and every 7-10 years. If we are not presently at the bottom of a real estate cycle we certain are close that means that ultimately the markets will recover and start to trend upwards. The ULI report suggested stability in 2020 that means a recovery sometime will begin between now and 2020's stabilized market.
If the Borrower can somehow manage to hold on via the current crisis he or she may possibly eventually be made whole. In plain English they might be able to sell for more than they have in the property generating a profit. By staying in title the Borrower can still take advantage of the favorable tax treatment obtainable through price recovery (depreciation) capital gains treatment, and possibly a 1031 Tax Deferred exchange.
The other surprise avoided is the taxation associated with "debt forgiveness" what most folks don't realize is when a property is surrendered via a "deed in lieu of foreclosure" that is not the end of the story. Depending on the quantity of "forgiveness" there could be drastic, adverse tax consequences. The Borrower ends up owing taxes on funds they by no means received or benefited from.
An additional problem that is probably the most problematic is the "Deficiency Judgment". The deficiency judgment arises when the proceeds of the foreclosure sale are not sufficient to liquidate (payoff) all or a portion of the mortgage, fees, penalties, court costs, taxes and any special assessments. The Lender will then seek a deficiency judgment and attempt to enforce those rights by seizing and selling any and all assets of the Borrower they can discover which includes personal property, bank accounts, retirement accounts, and other real estate owned by the Borrower.
Advantages to the Lender.
The Lender can benefit from a modification in a number of techniques. 1st, since it is a non-judicial procedure the Lender does not incur the large fees associated with a foreclosure. There is no need for discovery, depositions, court reporters, filing fees, and the all essential billable hour. Because it is a relatively easy method the Lender can bring counsel in at the end of the process saving time and cash.
Simply because a modification is an "supply and compromise" the procedure is not subject to the vagaries of the court system. There is no require to get on the docket because there is no hearing procedure. The wait to get your "day in court" could be measured in years depending on your jurisdiction whereas a typical proposal is presented within weeks.
Since the method is a non-judicial procedure there are no court costs, no waiting to file responses, no complaints, and no lost pleadings the Consultant produces the proposal, gets the Borrowers approval to present it and the Lender is supplied a copy.
As mentioned above in the Buyer/Borrower advantages section the Lender could be made entire as well. If the Lender elects to foreclose and sell in today's market they are guaranteed at least a 40% loss. The loss severity discussed earlier coupled with the reality that capital is not accessible means that the Lender is searching for a "cash" buyer, and cash commands a deep discount.
The income will probably have dropped due to improve vacancy (the dilemma that precipitated the foreclosure and the mass exodus after the tenants turn out to be aware of the suit) a possible rent strike by the tenants that stay, and the require for concessions to attract new tenants. The Lenders loss could substantially higher (60%, 70% or much more).
If the Lender and Borrower can come to some kind of agreement and prevent that loss when the market does return to regular the Borrower and Lender could agree to sell and or refinance and both are made entire.
Lenders and Banks are in the company of lending cash not managing commercial real estate. They are not equipped to manage real estate and despite the brave face they put on they have to hire local management, frequently it's not who they want it's who they can get and of course outcomes vary greatly.
Lenders aren't equipped to make or manage repairs, tenant improvements, or day to day maintenance of a property. These items can be the difference between success and foreclosure sale. In a recent case a Borrower who owns a building directly adjacent to a building that a lender has taken back. The Lender's building is 100% vacant and has been that way for three years since the shell was completed. The Lender has instructed its broker to "poach" as many tenants as possible from the adjacent fully tenanted building as he can.
One reason that hasn't worked is the Lender is unwilling or unable to do the tenant requested build out. The Lender is also unwilling to sign a lease for longer than one year pending a presumed sale.
By keeping the Borrower in location the Lender has 1 point of contact to deal with specifically when it comes to collections. Imagine the difficulty of collecting rent from 300 apartment dwellers from across the country.
Maintain in mind that as soon as the Tenants grow to be conscious of the foreclosure 50% or more will go on a rent strike further depressing the income stream and causing even greater collection problems.
Examiners like performing loans, whether a bank is Federally Chartered or State Chartered Examiners like to see piles of performing loans. The Examiners don't care at what rate or level just so lengthy as they are performing in some form or fashion.
In that White Paper I mentioned earlier the FDIC provided 12 or so various methods to make a non-performing loan a performing loan. The most creative was to split the loan into two pieces one that works and one that doesn't the Lender only has to recognize the smaller non-performing portion for regulatory purposes despite the reality it is part of a much bigger loan, creative eh?
Simply because there is no loss the Lender doesn't have to post a Loan Loss reserve thereby preserving the Lenders capital and possibly a couple of jobs in the bargain. If the Lender has cash they stay solvent and as lengthy as they don't reach a level that panics regulators the Lender stays open and everybody keeps their jobs.
By modifying a loan the Lender eliminates the uncertainty associated with a protracted marketing campaign. In today's market how lengthy could it take to identify a potential buyer or buyers? Then once you have some suspects you require to qualify them to make them prospect. Not everyone will have the money necessary to purchase, and most certainly will not have the credit and credibility.
The prospects will make the usual low-ball offers and it may take months to bridge the gap between the Lenders aspirations and the Buyers expectations. Numerous transactions will unravel in due diligence and the Lender can expect be re-traded at least once or twice. The broker ought to expect a fee haircut. That whole procedure is eliminated by keeping the Borrower in location.
By remaining out of the chain of Title the Lender avoids all the "what if's" associated with ownership. What if we get hit by a Hurricane, earth quake, Tornado, Tsunami? What if the region is down zoned, the major employer closes shop and leaves town (GM). What if the market worsens, changes, or just goes away. What if there is a fire, flood, civil unrest, all of these can and have happened just believe about California, Hawaii or most recently Chile, China, Haiti.
Lenders and Banks are extremely cautious and protective of their image in the community. They don't want to be seen as an evil empire wiping out the little guy. Locally, there is a Lender that made it a point to lend to houses of worship...imagine foreclosing on one of those. Imagine the Ill will that would create in the community particularly among the members of the congregation.
Bottom line, Lenders don't want the property they want the cash the further into this crisis we get the much more reality apparent that will turn out to be.

Dodge Downsizes Slogan to ‘grab Life’

The Dodge brand, Chrysler Group's best-selling marque, intends to downsize its advertising slogan from "Grab Life by the Horns" to just "Grab Life." The decision is anchored on making Dodge more than just a pickup brand. This information was divulged by people familiar with the plan.

In the previous months, the famous division of Chrysler has rolled out the Caliber hatchback, the Avenger midsize sedan, and the Nitro small SUV. But the automaker has entertained hesitation because the launch could push away shoppers on the prowl for a sleek car. This is because Dodge is well associated with muscular trucks like the Dodge Ram pickup.

When asked about the downsizing of the slogan, a Chrysler official declined to comment. The official dismissed the issue by just saying the company does not discuss future marketing plans. However, a person familiar with the plan confirmed that the new slogan will be announced in a series of television ads slated to air in the coming weeks. Additionally, some dealers, who asked not to be identified, are aware of Dodge’s upcoming slogan change.

Also, sources familiar to the shift said the new campaign is being developed by the BBDO in Detroit. According to some experts the success of the new marketing approach is dependent on its execution. "They need something with the same cachet. If they're going to make a change, it should be a bigger change that should be more apropos," said John Henke who is a marketing professor at the Oakland University who also follows automotive advertising.

Jim Hossack, a senior consultant with Auto Pacific Inc., said he would most certainly not call the expected change a "big leap forward" but said it would dilute the manliness the Dodge brand evokes, largely because of the macho Ram. "They've neutered it," Hossack said.

The slogan shift is being planned by Dodge executives to coincide with its car sales growth. The automaker is rolling out cars to circumvent the declining sales of pickups due to the volatile gasoline prices.

At present, Dodge Ram remains Chrysler's best-selling single model. The Ram is also one of Dodge’s oldest designs in the pickup segment. It is primarily engineered to rival the cream-of-the-crop in the segment - the Ford F-150 and the Chevrolet Silverado - which have been redesigned in recent years. The popular pickups are equipped with the most fabulous features a pickup should have. They are not limited to Apexi cold air intake and other traditional parts and they most certainly go beyond expectations. This is the very reason why they excel in the segment.

In March, the Dodge sales dropped four percent, with the demand for trucks off by 6.6 percent as car sales increased by 3.4 percent. According to the automaker’s report, the biggest gains were posted by the Caliber hatchback, Dodge's smallest and most fuel-efficient model, at 32 percent, and the Charger sedan at 40.8 percent. On the other hand, Ram sales fell 1.1 percent.

According to Auto Pacific, the marketing and product consulting firm that has offices in California and Southfield, 78 percent of Dodge buyers are men, compared to an industrywide 65 percent, and the median age of Dodge buyers is 53. "If they want more women, things like the Nitro and Caliber are entirely appropriate," Hossack said.

Doug Wilson, the president of Wilson Dodge in Flowood, Miss., was not aware of any slogan change but said there is room for improvement in Dodge ads. "Chrysler needs to go further and to re-analyze their entire marketing strategy because the dealers out there, we definitely need the traffic," Wilson said. "We're the ones spending the money and we need some results."

Vic Doolan, a non-executive chairman of the consulting firm Courland Automotive Practice in Rochester, said that if Dodge wants buyers to rethink the way they see its manly brand, it will take more than just tweaking the slogan. "It's not a marketing exercise. It's a complete brand exercise," Doolan noted.

"The whole idea of 'Grab Life' as opposed to 'Grab Life by the Horns' kind of disenfranchises it from the Dodge Ram," said Brennan Brown, a 31-year-old from Lansing who owns a 2007 Caliber and 2005 Dodge Dakota midsize pickup. "If they cut off 'by the horns,' you're less likely to think Ram and more likely to think maybe a Caliber or Avenger."

Ravenous - Hungry for a Scary Movie?

Sure, most of them may be doomed to box office failure and critical ridicule, but they're a nice change of pace from the mindless drivel Hollywood routinely churns out. Now, don't get me wrong--I actually like some of the aforementioned mindless drivel, but variety, as they say, is the spice of life. It's just like pop music. There's nothing wrong with liking Britney Spears or Justin Timberlake, but, if you don't occasionally broaden your horizons, you'll end up with the intelligence of a stump (which might explain some of the people I see in my local Wal-Mart). And, as we all know, nothing will broaden your horizons like a cannibal film set in the 1800's and featuring liberal amounts of black humor, gore, and David Arquette.

The Bachelor: New Role for Andrew Firestone

Unfortunate Bachelor Andrew Firestone (yes, he's one of the sons of the tire entrepreneur) wasn't able to find love on the reality dating game as he and Jen Schefft broke up and she eventually ended up becoming The Bachelorette, but that seems ages ago. Today, the 32-year-old descendant of Firestone founder is engaged to model/actress Ivana Bozilovic. The couple is happily working at his family's other business, a California winery, and are ready to settle into the wine country lifestyle. In fact, Firestone revealed that his family is really close to the land.

"We're farmers," he explained. "We drive trucks, we wear work boots. My mother was chasing cattle out of the vineyard hours before I was born. That was the year of the first harvest. The vineyard is everything I know."

Even though his family sold one of their vineyards earlier this year, Firestone continues to work as a manager of Paso Robles vineyards. Moreover, he also plans to take on another career path, despite being ready to settle into the country.

Andrew Firestone was hired by Ty Warner of the Beanie Baby fame. In fact, the company has already sent out a press release, indicating, "Firestone will be responsible for rolling out an exclusive membership program at Ty Warner's Coral Casino Beach and Cabana Club and Montecito Country Club in Santa Barbara , California . Part of Firestone's new role will be working to establish a membership community that will enjoy special access to Ty Warner's premier properties."

Ty Warner personally picked the former Bachelor because of his "strong business background, but more importantly he has an intimate understanding of the local community and the properties that define our exclusive membership program."

In turn, Firestone gladly accepted the offer, saying, "I have been very impressed with Mr. Warner's renovation efforts, and the great lengths he has undertaken to restore some of Santa Barbara 's signature properties. I look forward to being part of the Ty Warner Hotels & Resorts vision."
